## Powered land, defined precisely

The platform describes land as powered only when four conditions are met: land control through ownership or binding rights; data centre use permitted under current zoning, or a planning process in its final stage; capacity confirmed in writing by the system operator, with a connection date and ramp; and a master plan, test fit and permitting route that establish what the land can carry and how fast.

Powered land is offered to hyperscale customers with in-house design and construction teams, and forms the basis of every Qore facility.

1. ### Structuring

   Sourcing and due diligence: acquisition terms, underwriting business plan, legal, financial and technical due diligence, test fits and feasibility.
2. ### Pre-development

   Design, permitting and power: design team and engineers, permitting with municipalities and ministries, environmental assessment, HV and MV connection requests and easements.
3. ### Development

   Construction phase management: tendering, project controls on time and cost, consultant and contractor management, and reporting against brief and budget.
