Europe's power-ready hyperscale and AI data centre platform
An experienced team, a power-first strategy and a curated pipeline of power-secured facilities that provides a decisive speed advantage.
A data centre developer and owner-operator, founded in Switzerland on the conviction that AI infrastructure would become the defining infrastructure of the decade.
Qore Infrastructure Partners (QIP) is headquartered in Zug, with team members in Switzerland, Germany, the United Kingdom and the United States. Management is responsible for site acquisition, power, finance, design and build of digital infrastructure, and the platform and its partners deliver turnkey powered shell, build-to-suit and fully fitted facilities for hyperscale, AI and sovereign users.
The platform evolved from Qore, founded by Oliver Spring, and was previously presented under the name QoreX. All of the group's data centre and digital infrastructure activity is now carried out as Qore Infrastructure Partners. QIP operates as a development partner and owner-operator; it does not act as a retail colocation provider.
Platform at a glance
Figures are aggregated; facility-level details are shared with qualified counterparties under NDA.
The capabilities that set the platform apart
Proprietary origination
Direct access to grid capacity, generation and land that does not reach the open market, through long-standing relationships with system operators, utilities, power producers and landowners.
Government and institutional relations
Direct engagement with ministries, regional authorities and economic delegations on sovereign AI capacity across Europe, the Gulf and the United States.
Proprietary modular delivery
Qore Modular, a factory-built system in four configurations, compresses time to capacity to six to nine months on confirmed power.
Tenant relationships
Relationships with hyperscale cloud providers, frontier AI labs and neocloud operators in Europe, the United States and beyond, supporting a pre-lease model.
Underwriting, financing and development combined
Capital markets discipline and development execution in one team, so that facilities are structured to be financeable from the outset.
Portfolio rules we do not break
Confirmed power only
Grid power confirmed in writing before entry. Not promised, not projected: confirmed, with power-on by 2028 at the latest.
No zoning risk
Zoned or near-zoned land only. The platform never relies on a rezoning.
Pre-let before build
Every facility is designed with its first customer. No speculative white space.
Infrastructure, not chips
Qore owns the land, power and building. Customers bring and own the compute.
