Development strategy

A disciplined, power-first development strategy designed to mitigate execution risk

From zoned, powered land to turnkey facility. Every project passes six gates, in order, before construction is mobilised.

Approach

Power certainty is the starting point. Speed comes from removing power and planning risk before anything is built.

The platform advances projects on verified grid feasibility, permitting readiness and structured capital alignment, in power-secured markets only. Acquisition payments are structured in tranches tied to confirmed megawatts, so that commitments follow certainty rather than run ahead of it.

Grid connection costs are assessed and capped contractually at underwriting, and long-lead equipment is secured against a fixed programme. The result is a delivery date that holds.

Six-gate delivery framework

From zoned, powered land to turnkey project

A project moves forward only when the gate before it is closed.

  1. Power confirmation

Grid entitlement confirmed by the relevant TSO or DSO. No commitment is made before this gate is closed.

  2. Planning certainty

Zoning in place or in its final stage. No speculative zoning positions.

  3. Modular design locked

Facility-specific modular design finalised, with efficiency targets that meet or exceed local regulation.

  4. Supply chain de-risked

Long-lead equipment ordered; 12 to 24 months of on-site construction for campus-scale facilities, six to nine months for modular capacity.

  5. Pre-leasing and offtake

Engagement with hyperscalers, neoclouds and AI operators; pre-lets, heads of terms or letters of intent where feasible.

  6. Construction mobilisation

EPC and project management contracts executed, with milestones set against the customer's ready-for-service date.

Delivery framework

Six principles behind every facility

Power first

Grid connection entitlement confirmed in writing by the relevant system operator before capital is committed.

Zero zoning risk

No capital deployed where primary planning consent is unresolved. Every facility holds, or is in the final stage of, permitted use for data centres.

Modular delivery

A prefabricated, modular-first methodology compresses on-site timelines from mobilisation, not from planning.

Grid expertise

End-to-end grid management in house, supported by specialist energy partners.

Innovative power

Behind-the-meter solar, battery storage, hydrogen-ready backup and renewable power purchase agreements integrated from the planning stage, with microgrid capability.

Staged commitments

Acquisition payments in tranches proportional to confirmed megawatts, never ahead of the power entitlement.

Ecosystem

An established network supporting each gate

Energy, grid and renewables

Transmission and distribution system operators, power producers and renewable developers, including joint venture partners.

Governments and economic delegations

Ministries, regional authorities and economic development agencies across Europe, the Gulf and the United States.

Engineering and architecture

Design, engineering and permitting specialists with mission-critical experience in each market.

Equipment and supply chain

Manufacturers of power, cooling and modular systems, with long-lead equipment secured against programme.

Tenants and client relations

Hyperscale cloud providers, frontier AI labs, neocloud operators and sovereign and enterprise customers.

Capital partners

Long-term institutional and strategic partners participating at project level.
